A Seller’s Guide to Preparing Your Home for the Market
Home preparation is one of the most important steps in successfully selling your home, but unfortunately it is a step that is often times skipped. A common misconception is that the future Buyer would prefer to make all of the necessary changes and updates themselves. So why “waste” money on them now, when the Buyer would rather do it anyway?
But time and time again, the Sellers who engage in a successful home preparation strategy, see their homes sell more quickly and for more money — typically generating a return on the money they invested in home preparation. The reason is simple. Homes that are move-in-ready attract the largest segment of Buyers.
For a Buyer to make updates or changes immediately after purchasing a home, it requires that they have the vision, gumption and means to do so. And what we find, is that the majority of Buyers lack one or two of these traits — making the move-in-ready homes that much more desirable to them.
In order to help maximize the success of your home sale, I have outlined three key steps to take as part of a successful home preparation strategy:
Pre-inspecting the home. Conducting all of the same inspections that a potential buyer will, helps to eliminate any surprises. It also gives you a sense of control over how and when repairs are completed, effectively taking them off the table from the repair negotiations during the transaction. It also gives buyers more confidence that the home is already dialed-in, and that repairs have been taken care of.
Investing in fresh updates. Every home is a little bit different, so the updates I suggest might vary from one house to the next, but the goal is always to generate a return on any money you invest — once the home sells. Some of the most commonly successful updates for achieving this goal are as follows:
Refinishing hardwood floors
Changing out light fixtures and door hardware
(Re)painting the interior and exterior with a neutral color palette
This step is so crucial to increasing your home’s level of desirability, because Buyers will see it as move-in ready, as opposed to a list of projects. It’s also a great opportunity to conduct some routine maintenance items such as demossing your roof, cleaning your gutters and power washing your driveway. I know some great contractors and handymen if you need help coordinating this step.
Decluttering and staging the home. I can’t say enough about how important this step is in helping your home sell quickly and for more money. This step is all about merchandising, and presenting your home in a way that will appeal to buyers. Staging helps to accentuate and maximize the space of a home, and it adds to the desirability and overall perceived value; giving buyers a sense of vision for how they might lay out the space.
Completing these three steps prior to listing your home for sale, will go a long way in helping to position your home as the best product and best value in your neighborhood.
